Window cleaning in Vancouver starts at $350 plus GST per visit with WashTech, and we quote every job before we start. The final price depends on how many panes you have, how high they are, whether you want the inside, the outside or both, and how many screens need cleaning.
This guide covers what a standard window clean includes, what changes the price, what costs extra, and how to read a window cleaning quote so you know exactly what you're paying for.
How Much Does Window Cleaning Cost in Vancouver?
Our window cleaning visits start at $350 plus GST. That's the minimum for any visit, and each home or building is quoted on the number of panes, their height, the access and the condition of the glass.
You'll see the price before the crew starts work. The minimum covers the whole visit, so adding another service to the same visit, like our gutter cleaning service, counts toward it.
What's Included in a Window Cleaning
Our standard window cleaning service cleans the glass and frames and leaves a record of what was done. Every visit includes:
- Interior glass cleaned by squeegee and microfibre, with the frames wiped down
- Exterior glass and frames cleaned with a water-fed pole and rinsed with deionized water
- A walkthrough before we start, so existing scratches and failed seals go on record
- Landscaping, furniture and flooring protected while the crew works
- Before and after photos, and a final walkthrough before we leave
The deionized rinse is what lets the outside of the glass dry without spots. Our guide to water-fed pole window cleaning explains how it works.

What Changes the Price
Six things move a window cleaning quote: the number of panes, the height, inside or outside, access, screens and the condition of the glass. Each one changes how long the job takes and how the crew sets up.
How many panes
More panes means more glass to clean. A home with large picture windows and sliding doors takes longer than one with a few small windows.
Height
Upper-floor windows take longer to reach and clean safely than ground-floor glass. Our crew cleans windows up to 4 storeys high from the ground with a water-fed pole.
Inside, outside or both
The inside and the outside use different tools, so the quote shows which you've booked. Both in the same visit count toward the minimum.
Access
Fences, steep yards, decks, plantings under the windows and furniture in front of interior glass all change how the crew sets up. For interior windows, someone needs to be home to let the crew in.
Screens
Screens are cleaned on request and billed per screen. Mention them when you ask for a quote and they go into the scope and the price.
The condition of the glass
Glass that hasn't been cleaned in a long time takes longer. Paint, concrete, mortar or silicone stuck to the glass is a different job altogether, covered below.
What Costs Extra
Anything beyond a standard clean of the glass and frames is priced separately, and you'll see it on the quote before we start.
| Extra | Price |
|---|---|
| Screens | Billed per screen |
| Interior track cleaning | Quoted separately |
| Paint, concrete, mortar or silicone on the glass | Quoted as post-construction cleaning, after we've seen the glass |
| Glass awnings and overhangs | Quoted separately |
| Skylights and solar panels | Quoted separately |
Residue stuck to the glass needs different tooling and a different process, which is why it isn't part of a standard clean. Our post-construction window cleaning page explains that service.
How the $350 Minimum Works
$350 plus GST is the minimum for any visit, and it applies to the whole visit. That gives you two ways to make it count:
- Book inside and outside together. One visit covers both, and the combined job counts toward the minimum.
- Combine services. Windows, gutters and other exterior work in the same visit all count toward it.
How Often to Book Window Cleaning
Most Vancouver homes need their windows cleaned two to four times a year, with spring and fall as the two that matter most. Homes near the water, under trees or on the North Shore usually sit at the higher end. Our guide on how often to clean windows in Vancouver sets out a schedule by area.
How to Read a Window Cleaning Quote
A clear window cleaning quote lists what's included, what costs extra and who's doing the work. Before you book, check that the quote covers:
- The scope: inside, outside or both, and whether frames are included
- The extras, like screens and tracks, each named with a price or marked as quoted separately
- Before and after photos, so you can see what was done
- Proof of liability insurance and the company's WorkSafeBC status
- The GST, so you know the total
Our guide on whether you need to be home for window cleaning walks through checking a company's insurance and WorkSafeBC clearance letter. WashTech is WorkSafeBC compliant and carries $2 million in liability insurance.
Frequently Asked Questions
How much does window cleaning cost in Vancouver?
With our crew, window cleaning starts at $350 plus GST per visit. The final price depends on the number of panes, their height, inside or outside, access, screens and the condition of the glass, and we quote every job before we start.
Do screens cost extra?
Yes. Screens are cleaned on request and billed per screen, so mention them when you ask for a quote.
Can I book just the outside of my windows?
Yes. You can book the inside, the outside or both. Exterior windows can often be cleaned while you're out, as long as the crew can reach the windows and an outdoor tap, so let us know when you book.
Does it cost more for windows on upper floors?
Height is one of the things that sets the price, because upper windows take longer to reach and clean safely. We clean windows up to 4 storeys high from the ground with a water-fed pole.
Is the price before GST?
Yes. The $350 minimum is before GST, so check the GST line on your quote for the total.
