We quote the job before we start
Homeowners and businesses alike trust WashTech for dependable service, year after year.
Your fascia and soffits. Debris holds water against the boards behind the gutter, which is where soft wood and peeling paint start.
Your walls and windows. Overflow runs down siding, trim and window frames and leaves streaks behind.
Your foundation. Water that spills over the gutter lands right beside the wall, where the downspout was meant to carry it away.
Your walkways and garden beds. Concentrated overflow keeps surfaces wet and slick and washes out the soil below.
The gutters themselves. Wet debris is heavy, and over time it loosens the hangers and pulls sections away from the roofline.
Our standard gutter cleaning service clears the debris from inside every gutter and eavestrough and confirms the whole system drains. That covers the troughs, the corners and the downspouts, with photos of each run so you can see what came out.
Priced separately, and quoted before we start:
We list both clearly so the scope is settled before the work begins. If your gutters need brightening or a downspout has to come apart, you'll know before we start.
If your home already has guards, we clean them in place and clear what collects on top of them. Our gutter guard cleaning page explains how we handle screens, mesh, filter inserts and reverse-curve guards.
We clean gutters by hand from ladders, because working the trough by hand lets our crew see every section up close. On steep roofs, tight access or where an owner prefers no ladders, we use gutter vacuum systems to clear the debris. Our ladder-free gutter cleaning page covers that option.
We clean gutters across Metro Vancouver: Vancouver, North Vancouver, West Vancouver, Burnaby, New Westminster, Richmond, the Tri-Cities and Lions Bay. Each area has its own mix of trees, roof types and access, and several have their own pages.

We clean gutters for homeowners, strata councils, property managers and commercial buildings. Homeowners book around their trees and the seasons, and stratas and property managers often set gutter cleaning on a fixed fall schedule for the whole building.
For strata and commercial work, we provide the paperwork a council or owner needs. WashTech is registered with WorkSafeBC and carries $2 million in liability insurance, and we provide compliance documentation for strata and property management. The before and after photos give the council or owner a clear record of what was done.

At least twice a year for most homes, in late fall and spring. Homes under heavy fir or cedar cover need a third cleaning in mid-winter, plus a check after big storms, because conifers keep dropping needles through fall and winter.
A standard cleaning covers debris removal and downspout flushing. Removing tiger striping and oxidation from the outside face is gutter brightening, which we offer as a separate service and quote before we start.
Roof height and pitch, the total length of gutter, the number of downspouts, how much debris has built up, and access, such as tight lot lines or landscaping. Send photos or your address and we'll come back with a quote, usually within 24 hours.
Light rain is generally fine and doesn't affect the results. We reschedule for high wind or heavy storms, because working a roofline in those conditions puts our crew and your property at risk.
Let us know. The most common causes are a blockage below the downspout elbow, which needs the downspout taken apart, or a gutter that's undersized for the roof. We'll explain what we find and quote any extra work before we start.
Most homes need gutter cleaning at least twice a year, in late fall and spring, and homes under heavy fir or cedar cover need a third visit in mid-winter, plus a check after big storms. That builds on the Government of Canada's guidance to check eavestroughs and downspouts at least twice a year, in fall and spring, and more often after severe storms (Government of Canada, 2026).
Fall is our busiest gutter season. The late-fall cleaning clears the year's leaf drop before Vancouver's wettest months, and our page on gutter cleaning before winter covers the timing. For a full season-by-season schedule, see our guide to how often to clean gutters.
