The short answer: if you plan to stay in your home, WashTech gives you the clearer long-run price. You own the lights from year one, we store them, and your first quote shows next year's price. Elevated leases from $790, which can cost less if you might move within a season or two, but it publishes no renewal price, so you can't add up its later years before you sign.
This page covers Christmas lights only, the one service Elevated offers. WashTech publishes it. Elevated's details come from its home page, services page and FAQ, read on November 5, 2026.

Three routes, side by side
Elevated leases by default, and it also sells lights. The terms change a lot when it does.
| Lease from Elevated | Buy from Elevated | Buy from WashTech | |
|---|---|---|---|
| Who owns the lights | Elevated | You | You |
| First season | $790, $1,149 or $1,899 to start, by package | Not published. Its FAQ says it costs more than a lease in year one | From $900. Typically $1,300 to $1,500, bigger homes closer to $2,400 |
| Later seasons | Not published | Lower, by its FAQ. No figure | Labour only, about half, $500 minimum, shown on your first quote |
| Storage | Elevated stores them | You store them | We store them |
| Fixes | No extra cost. 48 hours, or 24 on Premier | $100 callout for bulbs after 3 seasons | We come back during the season. A service call fee may apply to damage from weather, animals or other people |
| Cover | Elevated looks after its own lights | 3 seasons | 4 years on product defects, when we install and take down each year, and lights stay up 120 days or fewer |
| Changing colours | No extra cost | A fee per bulb | Ask on your quote |
"Not published" means we did not find it on those pages. Ask Elevated directly.

Year one starts lower with a lease
- Elevated Classic$790
- WashTech$900
- Elevated Legacy$1,149
- Elevated Premier$1,899
Elevated's Classic lease starts $110 under our minimum, and it includes a roofline install, a design mock-up, January takedown and a 48-hour service promise. That $790 buys one season's use of Elevated's lights. Our $900 buys lights you keep, so from year two you pay labour only.
The renewal price decides the long run
A buyer pays for the lights once. A lease customer pays for their use every year. Elevated publishes no renewal price, so we can't draw its later years. We can show you the price it would have to beat.
- $900 first year$1,900
- $1,400 first year$2,800
- $2,400 first year$4,800
| Elevated package and start | Compared with a WashTech first year of | Lease costs less over 3 seasons if renewal is under | Lease costs less over 5 seasons if renewal is under |
|---|---|---|---|
| Classic, $790 | $900 | $555 | About $528 |
| Legacy, $1,149 | $1,400 | About $826 | About $763 |
| Premier, $1,899 | $2,400 | About $1,451 | About $1,325 |
Our math, before tax. We paired the packages with WashTech prices by rough size, and that pairing is our own judgment. Starting prices do not buy identical displays, so get both quotes on the same rooflines. The figures assume Elevated's renewal stays flat.
Ask Elevated for its renewal price in writing, then find your package in the table. On Legacy, a renewal of $700 would make the lease the lower total over three seasons. A renewal of $1,000 would make buying from us lower. Either way, you will know before you sign. Our rent or buy guide runs this math with other companies' published renewals.
What each first-year price includes
| Option | Starts at | What the listing includes |
|---|---|---|
| Elevated Classic | $790 | Roofline, design mock-up, 48-hour service promise, January takedown |
| Elevated Legacy | $1,149 | Roofline and entryway décor, mock-up, mid-season check-in, up to two accessories, 48-hour promise, takedown, storage |
| Elevated Premier | $1,899 | Roofline, trees, bushes and pathway, mock-up, mid-season check-in, 24-hour promise, takedown, storage, priority scheduling |
| WashTech | $900 | Design, the lights themselves, install, plugging in, repairs during the season, January takedown, storage. Quoted to your home |
The big difference sits in that last row. Your WashTech first-year price buys lights you keep. Elevated's lease prices pay for a season's use of its lights. Elevated's fixed packages make it easier to see what you get before anyone visits, and ours gets set after a design visit.
Designs you can see first
Both companies show you a layout before the install. Elevated's packages include a custom design mock-up, and its home page offers a quick design tool. We start with a free design visit and a display kit, then send a rendering.
Elevated's larger packages add extras. Legacy adds entryway décor and a mid-season check-in. Premier adds trees, bushes and pathway lights, a 24-hour service promise and priority scheduling for next year. Classic's package list does not name storage, though the FAQ says Elevated stores leased lights, so confirm that if you choose it.
When something goes wrong
Lights you buy from us carry 4 years of cover on product defects, and we come back during the season to fix a bulb or strand that fails. Lights you buy from Elevated carry 3 seasons, then bulb fixes carry a $100 callout, and Elevated's FAQ says "you get to store your lights, we only install."
On a lease, Elevated's FAQ says it fixes its own lights at no added cost, storm damage included. On lights you own, a service call fee may apply to weather damage, so ask us for that figure on your quote.
What outside sites say
Both companies show 5.0 on Google: WashTech and Elevated. We hold an A+ at BBB, not accredited. We found no BBB or HomeStars listing for Elevated, though a search can miss one. Elevated says it has more than 10 years of experience.
On insurance, Elevated calls itself "licensed & insured" and gives no amount. We carry $2 million in liability and are registered with WorkSafeBC.

Practical questions
Can I lease from WashTech?
No. We sell the lights, so from year two you pay for labour only, about half of year one, with a $500 minimum.
I lease from Elevated now. What happens if I switch?
Its lights stay with Elevated, so we quote new lights for your home. Its pages do not state cancellation terms, so ask before you book with us.
Do I pay up front?
Elevated takes a deposit to reserve your date, with the balance on completion, and does not publish the amount. Your WashTech quote sets out the payment terms before you agree.
What if I move?
Elevated's FAQ lists a fee for adding lights to bought sets after a move. Lights you buy from us are yours, and we quote any added lights for the new home.
Do you cover my area?
We install across Greater Vancouver, with pages for Christmas lights in North Vancouver, Christmas lights in West Vancouver and Christmas lights in Burnaby.
How late can I book?
Our bookings close by late November. Elevated lists an install window from October to December, with November as its peak, and says installs typically follow within 1 to 7 days of approval. Send us your address and some photos, and your quote comes back quickly in most cases.
