Our Window Cleaning Process, Step by Step
Start with your address01
We walk the glass with you.
Existing scratches, failed seals and etching get recorded before anything is touched, and we tell you straight what a clean will and will not change. Every elevation is photographed, then landscaping and furniture are covered.

Inside, then outside.
Interior panes by squeegee and microfibre with the frames wiped as we go. Exterior glass by water fed pole, rinsed with deionized water and left to dry untouched, which is what stops the streaking.

You see the whole job.
The before and after set lands with you, and we walk the property together before the crew leaves. Anything you are not happy with is handled on the spot.
Why Greater Vancouver Glass Behaves Differently
Metro Vancouver draws its water from mountain reservoirs, so it is soft: about 20 mg/L of hardness in the Capilano and Seymour systems in 2025. It still carries about 32 mg/L of dissolved solids, and that is what dries into spots when glass is rinsed with a hose. A deionized rinse takes them out, which is why we finish every exterior pane with one. Our guide to water-fed pole window cleaning explains how it works.
Heavier spotting usually comes from somewhere else: irrigation overspray, runoff off concrete or stucco above the window, or salt spray if you are on the water in West Vancouver or Lions Bay. We look at where the spotting sits on the pane before quoting, because that changes what actually fixes it.
Window Cleaning Service Details

- Screens, billed per screen
- Interior track cleaning
- Paint, concrete, mortar or silicone bonded to the glass, which is a different process quoted as post construction
- Glass awnings and overhangs
- Solar panels and skylights
A standard clean will not touch anything bonded to the pane. We would rather scope that properly up front than find it on the day.

Two to three times a year suits most homes here: pollen in spring, dust through summer, rain spotting through the wet season. Storefronts, strata common areas and waterfront properties exposed to salt spray need it more often.
On request, billed per screen. Mention them when you ask for a quote and they go into the scope and the price.
Pane count, storey height, inside, outside or both, access, screen count and the condition of the glass. Send photos or your address and you will have a quote back quickly in most cases.
Not as part of a standard clean. Anything bonded to the pane needs different tooling and is quoted separately as post construction window cleaning, after we have seen the glass.
Light rain is fine and does not affect the result, because rain is not what causes streaking, the buildup already on the glass is. We reschedule for high wind or heavy storms.
A standard window clean uses no cleaning solution at all: water fed pole and deionized water outside, squeegee and microfibre inside. Landscaping is covered before we start anyway.
Yes. We carry $2 million in liability cover and every crew member is WorkSafeBC compliant. If a ladder marks your siding or a pane cracks, we cover it.
